A few simple things can help to sell your property more quickly at the price you want and to make your home more appealing to potential buyers. A bit of planning and some care you can turn your house into an irresistible and saleable property.
One of the first things you should consider is the type of buyer you wish to target for example a professional couple or young family and then tailor your space to make sure it appeals to the potential buyers.
Recognise the optimum months in which properties tend to sell more. Usually the best time to sell is spring - February to March and autumn – September.
Get valuations from at least three local Estate Agents, valuations are free. You don’t necessarily need to go with the agent who gives you the highest price but go with the one with whom you feel you have a good rapport. Keep in regular touch with your agent as this will keep the working relationship open and keep you better informed on how your property is being received by potential buyers.
Make an early start on packing your things, remove clutter and personal items as this will help to make rooms appear larger and help buyers to imagine their things in the rooms. You can rent storage containers/rooms whilst you show people around or simply place boxes in the attic or loft.
Clear kitchen work surfaces, clean the fridge and oven, clear out and organise cupboards, clean out and freshen bins – if your buyer sees organisation and cleanliness it says that you take good care of the house.
A lick of fresh paint can make all the difference and brighten up a tired room. Dress rooms to impress, iron bed linen, plump up pillows and cushions and tie back curtains to maximise light. Open windows to get fresh air in and then place fresh flowers strategically around the house.
Clean inside the house until it sparkles, wax wooden floors, dust away cobwebs from cornicing and bleach bathroom grout. Arrange closets and fold clothes away neatly in drawers.
Tidy outside your front door – first impressions count after all. Make sure your house number is clearly visible. If you can, plant some colourful flowers, primroses or marigolds in a pot or a window box look attractive, bright and welcoming.
When showing your home to potential buyers concentrate on the positives, such as the quiet location or the private garden. If you can get your agent to show the property, but if you do show potential buyers around conduct yourself as business like as possible. Ask them to take a look around the house on their own but make sure you are nearby just in case they have any questions.
Once you receive an offer make sure you ask questions to your agent about your buyer’s circumstances such as how they plan to finance the purchase, are they first time buyers. One thing to also request is a letter in Principle from their mortgage provider.
When you have eventually sold your home, on the last day take a look through all of the rooms as if you are saying your goodbyes. Remember all the good times but take a deep breath, smile and look forward to receiving the keys to your own new home.
